How to Prevent Water Intrusion

One area of a structure where water can enter that is often overlooked is the wall where air conditioners are located. Here are some tips from the Institute of Business and Home Safety for protecting your business from rain intrusion:

 Check wall air conditioners

Internal Drain

If the air conditioning unit has an internal drain, make sure the pipe size is adequate and water is running and flowing freely in order to handle a high volume of water.

Caulking of Air Conditioning Unit Sleeve: Look for any gaps, cracks, or other damage that indicates improper caulking around the edge of the sleeve to the exterior of the building. This increases vulnerability to water entry.

Orientation: Tilting the air conditioning unit sleeves slightly (two degrees) towards the exterior wall can significantly reduce the water’s entry.

Weather Stripping: Proper weather stripping between the air conditioning unit and the sleeve can reduce the water from entering.

Storm Damage Protection Tips

In between storms, it is a good idea to check your home’s exterior for signs of damage and make repairs as needed. Here is some information from the Insurance Information Institute on protecting your home from storm damage:

Exterior Inspection and Repair

  • Water can be prevented from entering a structure’s exterior through routine inspection and maintenance and making repairs as needed
  • Caulk and seal windows
  • Inspect the roof for missing and aging shingles
  • Check rain gutters and drainage systems and remove any debris
  • Check downspouts and clear any clogs and make sure they are draining away from the structure
  • Check sprinkler systems and make sure the sprinklers are not spraying water onto the structure and that water is not pooling around the structure’s foundation
  • Make sure water drains away from the building. Water is invasive and will quickly find its way into a home or building when water is allowed to pool around the foundation. After a storm, or when the ground is already saturated by rainwater, the water may enter into the foundation wall through any cracks.

They state, “Electrical distribution or lighting equipment was involved in two out of five (40 percent) of the home Christmas tree structure fires.” This statistic is specifically for residential properties, but this could easily be applied in a commercial setting.  

Live Or Artificial Christmas Tree

If you’re decorating your office for Christmas this year, you may have already decided between a live or artificial tree. If you're still contemplating what you want, consider these potential fire hazards. It may help you make that determination. 

Live Christmas Trees

Live Christmas trees come with a myriad of risks. If they are not properly cared for live trees can cause a devastating amount of property damage. They ignite quickly and create a lot of heat. That’s why you should keep them away from heat sources like heating vents and lamps. 

Artificial Trees

Fires begin due to a number of causes, ranging from the careless to the intentional. And anytime heat sources are used or misused, there’s a risk of an errant flame taking off.

Despite all the advertising and education that’s gone into home fire safety and prevention, fires in the home still account for a quarter of all reported fires in the United States each year.

So let’s do some digging. What’s behind all these home fires, and how many of them could be prevented? Maybe this article will finally be the one that turns the tide.

Cooking. The overwhelming leader in home fires is cooking. Some cooking fires are avoidable, though—in fact, most are. The top cause of cooking fires? Unattended cooking. Taken into actionable steps, that means that the No. 1 thing you can do to make your house safer from fire is to be more careful when you cook, and never leave your stovetop or grill alone.

Heating equipment. Heating equipment causes the second highest number of home fires. While some of it is caused by equipment failure, much of this cause comes in the form of portable space heaters, which are prone to tipping over, overheating or overloading circuits. And of course, any heater is capable of setting fire to objects or materials that sit closer than three feet away.

Electrical fires. Some electrical fires hide behind your walls and are difficult to catch. But routine maintenance and inspection can reveal problems present and forthcoming—so can responsible use of extension cords, lighting and wattage limitations.

Intentional fires. It’s unnerving to think about it, but a surprising 28,000 intentional home fires are started each year. This doesn’t include fires started for a regular purpose that get out of hand, only fires started with the intent of burning a piece of property.

Smoking materials. Fires caused by smoking materials make up only 5% of home fires, but they make up more than a quarter of all home fire deaths. Smoking fires often happen because cigarettes are dropped or remain lit as individuals lie in bed, creating both fire and carbon monoxide hazards.

Identifying the Source of Moisture Intrusion

Living in a region with high humidity, and heavy rains, we have to move through water jobs with consistent precise processes. Accurately identifying the cause and source of water intrusion on an initial scope is key to a successful job completion. Our technicians use specific tech and instruments for mapping out the moisture levels in the building. Thermal imaging using a Flir Camera gives us a way to visually scan and detect areas that are showing potential moisture. The Flir is a great way to photo document a specific location. For a more detail and exact reading technicians will use a surface moisture reader that can give a reading. Although a service moisture reading and a Flir thermal reading can both fail to detect moisture when it is far behind walls or thick surfaces, for this we have to bring on an invasive moisture reader which actual penetrates through surfaces to reach wet areas. If somehow the mystery continues, we will remove a minimal piece of structural surface, to create a visual opening. There also are times that it requires a full leak detection report that examines the interior of pipes and plumbing.

How to Select a Fire Extinguisher

One of the surest safeguards against a residential or commercial fire is a well-placed fire extinguisher. However, different types are required to put out different kinds of fire. Keep in mind the following facts when purchasing a fire extinguisher.

A-Type

The first type of extinguisher rating is the “A” classification, which means that it is an effective fire suppressant against ordinary combustibles. A typical home fire in a garbage can or wood pile is of this type. A water-based extinguisher will usually only be rated for this type of fire.

 B-Type

Oil-based fires comprise the “B” classification. It is important not to use a water-filled fire extinguisher on an oil fire, as this can cause it to spread laterally while the flaming oil floats on top of the water. 

C-Type

The “C” classification involves combustible fumes, such as those from gasoline or aerosols. Carbon dioxide, foam and power-based extinguishers are the most common types rated to deal with these fires. 


An extinguisher rated to put out an electrical fire is also C Rated and is essential for fire suppression. Most of the above powder and foam types of extinguishers can put out an electrical fire, since these materials coat the surface of the appliance and prevent oxygen from reaching the burning components. Any electrical fire that gets out of hand should be abandoned. 

Remember that many smaller and more affordable fire extinguisher models are only designed for a single use. Larger ones with a capacity indicator on the handle can be used multiple times, but they must be refilled. Deep Fryer Safety

According to the National Fire Protection Association, deep fryer fires cause an average of 5 deaths, 60 injuries, and more than $15 million in property damage each year. Deep fryers are great for cooking up some delicious food for gatherings, etc. But, frying is more dangerous than any other type of cooking because it involves cooking oil and grease.   • Never use a generator, grill, camp stove, or other gasoline, propane, natural gas, or charcoal-burning devices inside a home, garage, basement, crawl space, or any partially enclosed area.
  • To avoid electrocution, keep the generator dry and do not use it in rain or wet conditions. Operate it on a dry surface under an open canopy-like structure, such as under a tarp held up on poles. Do not touch the generator with wet hands.
  • Opening doors and windows or using fans will not prevent carbon monoxide (CO) buildup in the home. Although CO is odorless and cannot be seen, it can rapidly lead to full incapacitation and death. Even if you cannot smell exhaust fumes, you may still be exposed to CO. Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO of Citrus County will test the soot to determine which type of smoke damage occurred.
